Property Management Approaches Peak Season


As you may be aware, changes to the Residential Tenancies Act are currently scheduled for early 2021. Our property owners and tenants can be confident that our Property Management Team are well prepared for the amendments which include:

  • Updates to maintaining properties and minimum standards

The Miles Residential Tenancies Act webinar held late last year had over 100 landlords and future landlords attend. In other Property Management news, our vacancy rate for November and December has been an average of 2.77% and with our quarterly rate not exceeding 3.22%. This may be understandably higher than usual for Miles however Melbourne’s overall vacancy rate has been significantly higher. According to the REIV, Melbourne’s vacancy rate has been hovering around 4.9% for the past few months.

Even under restricted business conditions we have been very busy. In the last 90 days alone our Property Managers have:

  • Received 8495 enquiries 
  • Conducted 1730 inspections
  • Taken 596 applications 

The result being 183 properties leased in this quarter alone. A number that will rapidly increase as the peak rental period of January through February fast approaches. We anticipate very busy times ahead on the leasing front.
