Melbourne’s rental market has experienced a fair amount of flux over the past two years, thanks to the impact of COVID-19 and the uncertainty it has brought to all our lives. 

The Miles property management team has worked tirelessly with our landlords and tenants to minimise disruption and provide the most relevant, up-to-date information and advice.

Supporting our clients is at the forefront of everything we do, and this has helped us achieve a steady rental vacancy rate of 3.45%, well below the Melbourne metropolitan average. More importantly, our approach has helped strengthen relationships and negotiate outcomes for clients that avoid VCAT proceedings wherever possible. Victoria-wide, case numbers lodged with VCAT are at an all-time high (22,000) and therefore mediated proceedings outside VCAT are preferable for all parties.

Our focus continues to remain on the prevention of issues. This means ensuring both landlords and tenants are up-to-date on their contractual obligations. And if things do go wrong, which sometimes they do, we provide our clients with an action plan that delivers solutions within fair timeframes. 

Fiona Galbally, our Customer Care Consultant, is continually engaging with Miles’ extensive list of reputable trades, with whom we work on a daily basis to ensure compliance with both safety standards and quality of work.

Demand for quality rental properties is starting to pick up across Banyule, which is good news for landlords. Cathy Mesiti and Kylie Carey are always available to discuss the leasing process, how to effectively market your listing and thoroughly evaluate prospective tenants.

The Property Me portal, implemented by Miles in 2021, continues to provide excellent transparency and status updates on property maintenance and any other outstanding requests, to both our landlords and tenants. This has been a fantastic technology investment.

In late February we were thrilled to welcome back from maternity leave Jessica McFarlane-Ogden.
