Interior designer, decorator and stylist Alison Leeder brings the expertise to create personalised spaces that are as individual as you.  Be it ideas for paint, colour schemes, furniture layouts, flooring, furniture suggestions and window furnishings OR bigger goals such as renovations, kitchen/bathroom designs, joinery designs, Alison can help you with anything you require guidance on. 


Q. What is your unique approach to property styling?

Great question, I suppose what sets us apart from other property stylists is our use of colour.  We try to inject a feeling of warmth and character into the homes we style.  99% of homes are neutral and giving them a touch of colour here in there in the form of artwork and accessories makes them come to life and stand out in the minds of buyers.

Q. How do you get inspired?

I love artwork and history, so that plays a big part in my design vision.   I’m of an age now where I appreciate a great garden, so that brings inspiration also!

Q. What is your process of selecting pieces for a particular property?

In Banyule, we have so many different styles of properties, from older homes in Heidelberg and Ivanhoe to brand new apartments, plus all the homes built in between.  We’re driven by the style of the home in selecting the pieces.  A sprawling, traditional home will warrant more classic pieces, whereas a brand-new apartment will shine with a sleeker look.  We don’t have one look for all properties.  We start the selection process normally with artwork and take it from there.  The artwork is where the mood or style is established, and then we follow on with the big furniture pieces. 

Q. What are your favourite trends at the moment?  

I’m a sucker for all things checkered.  We’ve got a few check rugs that make plain, neutral spaces much more interesting.  Checkered cushions are a fun touch, also. 

Q What are the benefits of styling a property for sale?

I’m a big believer in possible buyers thinking with their hearts, not their heads.  So if you can create that immediate sense of home when they enter that’s a great start.  Styling a property distracts the eye from any issues the house might have -  be it cracked walls or scuffed floors.   Buyers are also not distracted by the vendor's belongings and wondering who they are.  The average person doesn’t have a great ability to gauge the size of a space and what can fit in it.  So, if you can add furniture to a space to show scale, you’re helping the buyer imagining what they can fit. 

Q. How long does it take to arrange for a property to be styled from consultation through to installation?

Our turnaround is normally about 4-5 days from initial quote to installation.  During busy periods, this might extend to 7+  business days.  As much notice as possible is always nice. 

Q. How does the cost of styling compare to the value it adds to a sale?

In the big picture, styling is a small investment to help your agent sell the property more quickly and for more money.   For an average 3 bedroom 2 living room home, the cost might be around $4k

Can you hire a few pieces, and if so, how much would it cost?

Depending on what you need, hiring a few small items normally starts from about $300, hiring a multiple larger items start from about $1000.  

Q. Do you offer different styling packages to suit various budgets?

Yes, we’re happy to tailor a styling package to your budget.  A typical way of doing this is focusing on the key areas such as the master bedroom, living room and dining areas.  Additional bedrooms don’t always need to be styled.

Q. Can I live in my property while it is being styled?

Yes, we ask you to cover the furniture when in use (sofa, dining chairs) and put away any cushions, throws, and rug when not needed for open for inspections.  We charge a fully refundable security deposit to cover any damage that may occur. 

Q. Do I need to stage the entire property, or can I select specific rooms?

No, you can select specific rooms, but there are minimum requirements if only styling a few areas. 

Q. What happens if the property doesn’t sell within the initial hire period?

The rental covers a period of 6 weeks.  If the property does not sell within this time, the rental becomes pro rata afterwards.  We contact you directly to see if you wish to hold onto the furniture for longer and discuss pricing going forward.
